Question

Can I postpone paying my Auckland rates?

By Mark Pervan, Director, City Builders Association Limited · Published 2026-10-26

Answer

Yes, if you have enough equity. You must have owned the home for at least two years and use it solely as your residence. Postponed rates can't exceed 80% of available equity, are registered as a charge on the title, may carry an annual fee, and must be repaid on death, sale or moving out.

Who can postpone?

Auckland Council's criteria: you are the current owner and have owned the property for at least two years; you use it solely as your residence; postponed rates will not exceed 80% of the available equity; and you or your authorised agent apply. Available equity is council's valuation at the most recent revaluation, less any debt against the property, if it is insured for full value. (Auckland Council)

What are the conditions?

  • Council may add a postponement fee each year, no more than its administrative and financial costs.
  • Postponed rates are registered as a statutory land charge on the title.
  • Once postponed rates reach 80% of available equity, no more rates are postponed.
  • Postponed rates and fees must be repaid on death, when you no longer own the property, when you stop living there, or on a date council sets.
  • You can repay all or part at any time, and you must give evidence of insurance and debts each year.

Council recommends getting financial advice first. (Auckland Council)

Frequently asked questions

Is this the same as a rebate?

No. A rebate reduces your bill; postponement defers it. See Can I get a rates rebate in Auckland?.

How do I apply?

Complete council's application form and email it to rates@aucklandcouncil.govt.nz or post it. (Auckland Council)
